Three things come up again and again in this pocket of the Illawarra.
The age of the houses. Corrimal, Bulli and Woonona grew up around collieries, and plenty of the original miners’ cottages, weatherboards and interwar double-brick homes are still standing — often renovated on top, untouched underneath. Subfloor vents get painted shut, buried behind raised garden beds, or blocked when verandas are built in. Once air stops moving under the floor, the ground moisture has nowhere to go but up into bearers, joists and floorboards.
Low, flat blocks. Much of Towradgi, Bellambi and East Corrimal sits on the flat coastal plain near Towradgi Creek and Bellambi Lagoon. After a run of wet weather the ground on these blocks can stay saturated for weeks, which keeps subfloor humidity high even in houses with reasonable ventilation.
Change in the building stock. The corridor along the Princes Highway has seen older homes replaced by townhouses and dual occupancies. Newer, tighter building envelopes hold warmth well — but without deliberate ventilation they also hold the moisture from showers, cooking and drying clothes indoors, and that shows up as winter condensation mould on bedroom walls and ceilings.
None of this means a northern-suburbs home is doomed to mould. It means the fix has to start with the moisture, which is exactly how we work.
