Mould Inspections & Moisture Investigations

Mould Inspections & Moisture Investigations

If you keep wiping mould off the same wall in your Wollongong home, or there’s a musty smell you can’t trace, you don’t have a cleaning problem — you have a moisture problem. A professional mould inspection works out where that moisture is coming from, how far the mould has spread, and exactly what it will take to fix it for good. At Illawarra Mould Removal, our inspections are carried out by qualified local remediation professionals who look for the cause first and quote the fix second.

What a Mould Inspection Actually Involves

A proper mould inspection in Wollongong is a moisture investigation, not a walk-through with a torch. Our partner inspectors work room by room and typically use:

  • Moisture meters — pin and pinless readings on walls, skirtings, ceilings and floors to map damp areas you can’t see, including moisture travelling behind tiles and paint.
  • Thermal imaging — an infrared camera highlights cold, damp zones behind plasterboard and around window frames, which is how hidden leaks and condensation bridges get found without cutting holes.
  • Relative humidity and dew-point readings — critical in our climate, because much of the Illawarra’s mould is driven by humid coastal air condensing on cool surfaces rather than by a leak at all.
  • Visual assessment of the building envelope — roof lines, gutters, weep holes, subfloor vents, bathroom exhausts, window seals and site drainage, with particular attention to how escarpment runoff and wind-driven rain interact with your block.
  • Sampling where it adds value — air or surface samples sent to an independent laboratory can be arranged when you need documented evidence, such as a rental dispute or a pre-purchase decision. For most homeowners, sampling is optional: the moisture map usually tells the story.

You receive a written report covering what was found, the likely moisture source or sources, photos and meter readings, and a recommended scope of works with indicative costs — whether that’s a simple ventilation fix or whole-home remediation.

When You Need an Inspection

An inspection is the right first step when:

  • Mould keeps coming back after cleaning. If you’ve scrubbed the same corner three times, the source hasn’t been found. This is the single most common call we get from Wollongong and the northern suburbs.
  • You can smell it but can’t see it. Musty odours with no visible mould often point to the subfloor or roof void — common in older weatherboard and double-brick homes from Corrimal up to Thirroul, where subfloor ventilation was never generous to begin with.
  • You’re buying a home in the Illawarra. A pre-purchase mould and moisture inspection is cheap insurance in a region with some of the highest rainfall zones in NSW along the escarpment. It pairs well with (but is separate from) a standard building inspection.
  • You’re a tenant or landlord and need documentation. An independent written report with meter readings and photos carries far more weight than phone photos in a repair request or NCAT matter. Our guide to mould in NSW rentals explains how the responsibilities generally sit — obligations depend on the circumstances, and NSW Fair Trading publishes current guidance.
  • After a leak, storm or flood — to confirm whether drying was sufficient or whether hidden moisture remains. If the event is recent, our water damage and mould response service may be the faster path.

Health authorities such as NSW Health recommend addressing mould and damp in the home, and an inspection is how you address it properly rather than cosmetically.

Our Inspection Process, Step by Step

  1. Enquiry and photo triage. Call (02) 0000 0000 or send photos through our quote form. We’ll tell you honestly whether you need a full inspection or whether the problem is obvious enough to quote treatment directly.
  2. Booking. We schedule a time with a qualified local inspector from our partner network — typically within a few days, sooner for urgent matters like pre-purchase deadlines or tenancy disputes.
  3. On-site investigation (usually 1–2 hours). Room-by-room moisture mapping, thermal imaging, humidity readings, and access to the subfloor and roof void where safe entry exists. For homes on piers along the escarpment foothills, we’ll flag it beforehand if access panels need to be opened.
  4. Optional laboratory sampling. If sampling is warranted, samples go to an independent Australian laboratory; results typically take several business days.
  5. Written report. Findings, photos, readings, the identified moisture source(s), and a prioritised scope of works — from ventilation and drainage recommendations through to full remediation.
  6. Quote for the fix. If remediation work is needed, you’ll receive a formal itemised quote. There’s no obligation to proceed with us, and the report is yours to use with any contractor.

What Affects the Cost of a Mould Inspection

Inspection pricing in the Illawarra mainly moves with property size, access difficulty (tight subfloors, steep escarpment blocks, two-storey homes), whether laboratory sampling is included, and how detailed the report needs to be (a tenancy or pre-purchase report takes longer to prepare than a homeowner scope).

Inspection typeIndicative range*
Standard home inspection + moisture investigation$300 – $500
Large home / difficult access / detailed report$450 – $800
Laboratory air or surface sampling+ $80 – $150 per sample

*Indicative guide only — every price is confirmed after we understand the property and scope, via a formal quote. See our mould removal cost guide for full pricing context across all services.

What’s Included — and What May Cost Extra

Included as standard: room-by-room moisture mapping, thermal imaging where useful, humidity/dew-point readings, subfloor and roof-void visual check where safe access exists, a written report with photos, and a no-obligation quote for any recommended works.

May cost extra: laboratory sampling and analysis, urgent same-day or weekend attendance, properties beyond our core Wollongong–Shellharbour–Kiama area, creating new access (e.g. cutting an access panel, which is quoted separately and done by appropriately licensed trades), and formal expert-style reports prepared for tribunal or legal use.

An inspection often leads to one of our targeted services: whole-home mould remediation when growth is widespread, or subfloor and roof void treatment when the problem lives under the floor or above the ceiling. We inspect homes across the region — see our Wollongong, Thirroul and coastal villages and Shellharbour service areas.

Mould Inspection FAQs

Do I really need testing, or just an inspection?

Usually just the inspection. Moisture mapping identifies the cause and extent in most homes without lab work. Sampling earns its cost when you need independent documented evidence — rental disputes, pre-purchase negotiations, or confirming a clearance after remediation.

Why does mould keep coming back after I clean it?

Because cleaning removes the growth, not the moisture feeding it. In the Illawarra the usual culprits are condensation on cold walls in winter, blocked subfloor ventilation, roof or flashing leaks, and bathrooms venting steam into the ceiling cavity. An inspection pinpoints which one you have.

Can you inspect a rental property?

Yes — for tenants or landlords. We provide an independent written report with readings and photos. We don’t give legal advice; for rights and obligations, NSW Fair Trading and the Tenants’ Union publish current guidance.

How long does an inspection take?

Most Illawarra homes take one to two hours on site. The written report follows within a few business days — faster if you’re on a deadline, just tell us when you book.

Will the inspector go into the subfloor and roof cavity?

Where safe access exists, yes — these are the two places hidden mould most often lives in local housing stock. If access is too tight or unsafe, we’ll document what can be seen and recommend how to create proper access.

Is the inspection fee deducted if I go ahead with remediation?

That depends on the scope and the partner quoting the work — ask when you book and we’ll confirm it in writing before you commit to anything.
