Sunlight does two things that matter for mould: it heats surfaces to the point where condensation evaporates, and it penetrates to warm up the interior air which then holds more moisture, creating a driving force for it to leave through ventilation.

Shade is the mechanism people notice, but it is one of three, and the other two explain why escarpment suburbs stay damp even through stretches without much rain.
Cold air drainage. At night, dense cold air flows downhill under gravity, a process known as katabatic flow. The escarpment face channels cold air off the plateau down into the suburbs below, where it settles in the lowest points: ground floors, subfloor voids and below-escarpment hollows. Cold surfaces produce more condensation, so a ground-floor bedroom below the escarpment can sit noticeably colder overnight than the same room upstairs, cooling wall surfaces, slabs and subfloor timbers below the indoor dew point. Over a winter of repeated cold nights that condensation accumulates in building materials that get no daytime drying opportunity, in exactly the rooms already receiving the least sun.
Fog and mist trapping. The escarpment face regularly generates or traps cloud and mist, particularly when the coastal marine layer drifts inland and lifts against it. Suburbs in the escarpment shadow are often sitting in cloud while Kiama or Shellharbour to the south is in clear sun. Fog deposits moisture on every external surface, and the very high humidity it brings stops surfaces evaporating anything for hours or days at a time. Internal humidity climbs as saturated external surfaces transfer vapour indoors through ventilation and infiltration.

The belt most affected by this pattern runs from Bulli in the north to roughly Corrimal and Woonona in the south. Key locations:
Bulli: Sits at the base of the escarpment, with significant hillside shadow over the western half of the suburb in the afternoon. Period weatherboard homes here are among the most susceptible in the Illawarra to combined shade and damp.
Thirroul: Slightly more open plan than Bulli but still affected on the western slope. The older housing stock in lower Thirroul near the railway has consistent moisture issues with south-facing rooms.

In a garden bed or gravel path along the south or west wall of a shade-affected home, soil moisture persists for days after the rain event that an identical area in full sun would dry in hours. This elevated soil moisture puts upward pressure on wall bases and subfloor spaces.
Practical checks to run:
- Walk around the southern and western walls after rain: if the garden beds are saturated when the front yard is dry, drainage is inadequate

- Look for vegetation growing directly against the wall face: mosses, lichens and dense ground covers trap moisture against masonry and dramatically reduce drying time
- Note whether concrete paths along shaded walls slope toward or away from the house: if toward, they are directing rain runoff into the wall base
Why “just ventilate more” does not work here
Standard mould advice starts and ends with ventilation: open the windows, run the exhaust fan, get air moving. In escarpment suburbs that advice is only half right, because the outdoor air you are letting in is often as humid as the indoor air during a fog event, or cold enough on a still winter night to condense on the first surface it touches. Passive ventilation does less work here than it would in a breezy Kiama beachfront home.
Two other things make escarpment mould behave differently from the usual case. The moisture source is ambient rather than acute: there is no burst pipe to find and no single leak to fix, so the job becomes raising indoor surface temperatures above the dew point and pulling moisture out of the air before it can settle. And because the pressure sits on the whole building envelope rather than one room, partial treatment tends not to hold. Treating a bathroom while leaving the cold escarpment-facing bedroom wall untouched usually means both come back.
What tends to work better than opening a window: mechanical ventilation with heat recovery, which conditions the incoming air rather than dumping cold humid air into the room; dehumidification, which removes moisture without depending on outdoor conditions at all; humidity-controlled subfloor fans rather than passive vents, so the fans only run when the outside air is genuinely drier than the subfloor; and insulation improvements that lift wall surface temperatures above the dew point in the first place.
Building-side fixes that actually help
No single fix resolves escarpment shade effects; the shade is permanent, so the building must be adapted:

Does escarpment shade actually make my home more mould-prone than my neighbour’s?
If your block is on the escarpment side of the street and theirs is on the ocean side, the difference in afternoon sun exposure is real and has a measurable effect on how quickly walls and subfloors dry after rain. Whether that translates to a mould problem depends on the building’s construction, drainage and ventilation, but the shade effect is a genuine contributing factor.
Can I add anything to a south-facing wall to make it drier?
External wall coatings that reduce water absorption (masonry sealers) can help on unpainted brick. Reflective exterior paint colours can reduce the temperature swings that drive condensation. More importantly, improving drainage, reducing vegetation against the wall, and ensuring gutters are functioning make a larger difference than surface coatings alone.
Is Corrimal worse than Wollongong CBD for this?
Corrimal and Bulli are closer to the escarpment and at a latitude where the escarpment shadow falls more frequently on residential blocks. The CBD is more open to the east and receives more reflected light from the ocean side.
