Heat Recovery Ventilation (HRV/ERV) for Mould-Prone Illawarra Homes

Heat recovery ventilation is the closest thing to a permanent fix for mould driven by everyday indoor moisture, showers, cooking, breathing, that has nowhere to go in a well-sealed Illawarra home. A whole-house HRV system is indicatively priced around $3,500-$8,000 supplied and installed, with an ERV (energy recovery ventilation) system, generally the better fit for our humid coastal air, running $4,500-$10,000. Neither system removes mould that’s already growing, but for homes with chronic condensation and recurring surface mould despite reasonable habits, HRV or ERV addresses the actual cause rather than managing the symptoms room by room.

What Do HRV and ERV Actually Do?

Both systems provide continuous, balanced mechanical ventilation: stale, humid indoor air is extracted at the same rate that fresh outdoor air is supplied, and the two air streams pass through a heat exchange core without mixing. The outgoing air transfers most of its heat (and, in an ERV, some of its moisture) to the incoming air, so you get constant fresh air without opening a window and losing all the warmth you paid to generate.

For mould prevention specifically, the point isn’t the heat recovery, it’s the constant air exchange. A home with HRV or ERV running maintains relative humidity at a consistently lower level than a sealed house relying on occupants to remember to open windows or run exhaust fans. Since mould needs sustained humidity above roughly 60-70% to establish and spread, a system that keeps humidity reliably below that threshold removes the growing conditions rather than reacting to them after mould appears.

Why Do Illawarra Homes Need This at All?

Older housing in the region leaked air through gaps, draughty sashes and eave vents, unpleasant in a southerly but effective at venting moisture. Modern construction, and older homes renovated with insulation, double glazing and draught sealing, holds heat in far better and holds moisture in just as well. An HRV recovers heat only; it will happily bring humid sea air straight inside on a muggy January day, potentially adding to the indoor moisture load rather than reducing it. An ERV recovers both heat and moisture, tempering the incoming air’s humidity as well as its temperature, which is a meaningfully better match for a coastal climate where outdoor relative humidity commonly sits at 65-75%.

As a rule of thumb: HRV suits a well-insulated, less coastal-exposed home where winter condensation is the dominant problem and summer humidity is a lesser concern. ERV suits most Illawarra properties within a few kilometres of the coast, where year-round humidity, not just winter cold, is driving the mould. HRV/ERV is generally poor value on its own for a leaky older weatherboard cottage with plenty of natural air movement already; the money is better spent on point-source exhaust fans and, where relevant, subfloor ventilation first.

Can HRV/ERV Fix Mould That’s Already There?

No, and it’s worth being direct about this: HRV and ERV prevent new mould by keeping humidity down, they don’t treat existing growth. If your home already has visible mould in a bathroom, on a wall, in a wardrobe or in the roof or subfloor void, that needs to be addressed first, typically through antimicrobial treatment and, where relevant, fogging as part of a proper remediation scope. Installing ventilation into a home with active, untreated mould resets the moisture conditions for the future; it doesn’t retrospectively clean what’s already grown. Get the existing problem treated, then let the ventilation system do the job of stopping it coming back.

Is ERV always better than HRV in the Illawarra?

For most properties within a few kilometres of the coast, yes, because ERV’s moisture transfer stops humid outdoor air being pumped straight inside on muggy days. Further inland or on higher, less coastal-exposed sites, HRV can be perfectly adequate, particularly where winter condensation is the main issue rather than year-round humidity.

Do I need council approval to install an HRV or ERV system?

Generally no. New HRV/ERV installations are typically exempt development in NSW provided they don’t breach setback or height requirements. Heritage-listed homes or strata properties should check with council or the strata manager before installation, since ducting and external vents can raise separate approval questions.

Will an HRV/ERV system stop condensation on my windows?

It significantly reduces it by keeping overall indoor humidity lower, but single-glazed aluminium-framed windows can still condense on very cold nights regardless of ventilation, because the glass itself is the coldest surface in the room. Combining ventilation with draught sealing and, where budget allows, better-performing window treatments gives the best result.

How long does an HRV or ERV system last, and what maintenance does it need?

Quality units typically last 15-25 years with regular filter changes, usually two to four times a year, and periodic professional servicing to check the heat exchange core and fan performance. Neglected filters reduce airflow and efficiency over time rather than failing outright, so it’s an easy maintenance item to let slide.

My bathroom exhaust fan already runs, do I still need whole-house ventilation?

A single bathroom fan only ever addresses that one room’s peak moisture. If condensation mould is appearing in bedrooms, wardrobes or other rooms without their own extraction, a whole-house system deals with the background humidity those fans never touch. An inspection can confirm whether your existing exhaust fans are even venting outside rather than into the roof cavity, a surprisingly common fault that undermines the whole setup.

Is HRV/ERV worth it for a rental property?

It’s a bigger upfront spend than most landlords make for a single tenancy, and is more commonly justified for owner-occupied homes or properties with a chronic, documented mould problem that keeps generating repair costs and tenant complaints. For rentals, correctly ducted exhaust fans and clear tenant ventilation guidance are usually the more proportionate first step, with whole-house ventilation reserved for properties where cheaper fixes have already failed.
