Large-span commercial and industrial buildings behave differently to offices or retail premises in several respects that matter for mould.
Roof and wall condensation on a huge surface area. A typical warehouse has an enormous area of uninsulated or lightly insulated steel roof and wall sheeting. On cool, clear nights, that steel radiates heat rapidly and drops below the dew point of the air inside the building, causing condensation to form on the underside of the roof sheeting. This is often called “warehouse rain,” droplets forming overhead and falling onto stock, racking and floors below, and it is one of the most common mould-precursor conditions in large commercial sheds across the Illawarra.
Stacked, close-packed goods with limited airflow. Warehousing exists to maximise storage density, which by its nature restricts airflow between pallets, cartons and racking. Once moisture is present, whether from roof condensation, a leak or humid ambient air, goods packed tightly together dry far more slowly than the same materials would in an open space, extending the window during which mould can establish on packaging, timber pallets and absorbent stock.
Loading dock and door exposure. Roller doors and dock levellers that cycle open and closed throughout the day let humid external air into the building repeatedly, particularly in the Illawarra’s high-humidity coastal climate.
